A Rough Guide to Renting Student Property

Our student property list is available from around the middle of October each year. It has details of all student properties we have available to let for the following academic year for tenancies commencing on either the 1st August or 1st September.

Viewing Arrangements

It is generally considered ‘OK’ for students to call directly at the property/properties that they are interested in renting and view them with the current tenants. Providing they are in, they will be happy to and are expected to show you around their home.

Please remember that if you do want to view a property that you make sure it is at a reasonable time. Ideally after 12:00pm but before 6:00pm would be considered acceptable.

Please be aware that we are also very happy to arrange accompanied viewings for you, so if you are having any difficulty gaining access to any property, viewing times can be arranged by contacting our office on 01926 451045 or using our contact form.

We do also hold open days at some of our larger purpose build blocks of accommodation. Details of these open days will be published on our website or tweeted at the appropriate time. From time to time we may also have plans of any new student accommodation that we are letting "off plan" which can be viewed at our Leamington Spa office.

The student market is very fast moving so give yourself another advantage whilst you are looking and let us keep you up to date with what's going on.

Reserving a Property

If you wish to reserve a property we will ask you to do two things:

  1. £100.00 to be paid by each person wishing to occupy the property (Made in 1 payment) Important: This money is non-refundable should you withdraw from the application. Please DO NOT pay the reservation fee unless you are certain that you and all other members of your group wish to proceed with the tenancy. (The money you pay will be deducted from the final balance due on completion.)

  2. Complete a referencing form. We will specifically require details of your parents and/or guardian as they will be expected to act as a guarantor for payment of the rent for the entire duration of the tenancy agreement. Please note: We will contact your guarantor for payment of rent if it is ever more than 7 days late. Administration charges for chasing payments will also be made if rent is not paid on time.

All tenancy agreements are for 11 months. You will be responsible for all the utility bills and council tax the tenancy although in most instances students are currently exempt from paying council tax.

What you need to pay prior to moving in to your new home

Example of monies due for 5 bedroom student house with a rent of £350.00 per person per month.
(Note: Security Deposits are always £100.00 more than one months rent.)

What happens after the property is reserved

Once the property is reserved we will produce the tenancy agreement and contact all the tenants to sign it. We will also write to the guarantor's and ask them to sign a document to guarantee their son or daughter's portion of the rent. This can all happen within a matter of weeks from when you reserve the property and at this stage you will also be required to pay all the monies due apart from the 1st months rent which will become due on or before 1st June the following year.

Questions about the letting process or the tenancy agreement

If your group have any questions about any aspect of your tenancy or if any of your parents have any questions please make a note of them and they will then be answered with one phone call or a visit to our office. Whilst we'll always do our best to answer individual questions it can become quite difficult with large groups of students and all their parents. We find this is the simplest way to deal with any queries.

FAQ's

What happens to our Security Deposit

This will be registered with The Dispute Service (TDS) and you receive a registration number to confirm this prior to the start of your tenancy. For further information please visit www.thedisputeservice.co.uk

How do we pay our rent

All rents are payable by standing order only. The occupiers of each property must set up a joint account from which the full rent is to be paid from each month. We do not accept individual payments and we recommend that all utility bills are paid out of this account as well.

Will there be an Inventory & Schedule of Condition

Yes, in the majority of instances but in the event an inventory is not provided by the Landlord we recommend that tenants write their own schedule of condition when they move into the property.

What do we do about utility bills

We will take meter readings of managed properties before the start of the tenancy and inform all the utility companies of your occupancy as well as informing Warwick District Council of the change of occupier. We still recommend you take meter readings for your own records when you move in.

Will I need Insurance

It is the landlord's responsibility to insure the building but we strongly advise that you insure your own contents. We can offer help and advice on doing this if required.

Telephone and Broadband Connection

It is the landlord's responsibility to make sure there is a a telephone line in the property but it your responsibility if you want to have it connected. Some properties may have a free wireless internet connection but please check with our staff if you are unsure.
