    • Emailing/Calling our extensive registered applicant list.
  • Viewings carried out by Heritage staff 6 days a week including evenings
  • Undertaking all administration for the tenancy
  • Referencing applicants
  • Preparing tenancy agreements
  • Rent paid directly to the landlord and landlord deals with all management issues throughout the tenancy

Letting and Rent Collection Service

This service is designed for landlords who wish to manage their property but do not want to collect rent and want the peace of mind of no re-letting changes. It includes everything the “Tenant Find/Let Only” service, plus:

  • Provision of rent collections service with electronic transfer of funds to your designated bank account
  • Annual statement of accounts for tax purposes

Full Management Service

This service is designed for landlords who want little involvement with their rental portfolio. It offers convenience and peace of mind to know that your property is in safe hands with us. The service incorporates all the features of the “Tenant Find/Letting Only” and “Rent Collection” service plus the day to day management of your property including:

  • Arranging routine repairs and maintenance with suitable contractors
  • Arranging annual gas safety certificates and portable appliance tests
  • Arranging inspections of your property
  • Payment of any outgoings where required, subject to availability of funds
  • Recommendation of enhancements needed on a property.
  • The reconciliation of Security Deposits
  • Resolving insurance claims
  • Liaising with surveyors and other professional agencies
